福州市鹤林片区既是国家海绵城市试点区,又是老旧小区综合治理的重要区域,在海绵城市建设和老旧小区改造中具有实施空间重叠性和时间同步性。选取该区域的典型老旧小区海绵化改造工程为案例,对改造设计原则、技术要点进行了阐述和分析,探讨适宜于场地紧凑型老旧小区的海绵化改造方法。通过总结工程实践经验,分析工程的社会、经济效益,可以对当前的老城区海绵城市建设和老旧住宅区提升改造工作提供一定的参考。

Fuzhou Helin area is not only a national “sponge city” pilot area, but also a significant region of old residences renovation, which possesses space-overlap and time-synchronization during construction. The reconstruction methods suitable for compact old community were discussed in detail based on elaboration and analysis of renewal design principles and technical points in some typical projects in this area. By summing up the practical experience of the project and analyzing the social and economic benefits of the project, it can provide some references for the construction of sponge city in the old city and the upgrading and reconstruction of the old residence.
